SIRSCheckCheck my SIRS — free

Buying a Florida condo?

Is a special assessment coming? The building's SIRS and reserve study already know.

The seller has to give you the condo association's SIRS, reserve study, budget, and financial statements. Most buyers never get past the summary page.

Send us those documents. We'll check them free for reserve shortfalls, planned repairs, and special assessments. If there's enough to work with, $49 gets you the full five-year cost for your unit, with every number traced to the page it came from.

What the report answers

The question the paperwork rarely answers in one place: how much could I actually have to pay?

We pull together the reserve study, SIRS, budgets, financials, assessments, and major planned work and turn them into one view of the next five years.

Your report shows:

Real examples

The expensive part is often buried.

$0 in reserves. $1.7 million assessment.

A 137-unit association near Fort Lauderdale had no reserve balance and no annual reserve contribution. A $1.7 million special assessment had already been approved.

The number was there. It just wasn't where most buyers would look first.

23% funded. About $7,200 per unit.

At a 731-unit Gulf Coast complex, the obvious headline was a 5.4% increase in reserve contributions.

The bigger issue was a $5.3 million reserve gap.

Fourteen roofs nearing the end of their life.

A Longboat Key community had $672,000 in reserves against $1.46 million in required annual contributions.

Deeper in the study: all fourteen roofs had roughly a year of remaining life.

$2 million in the fund. Almost none of it available for reserves.

A Naples association showed a $2 million fund balance.

Across the audit, balance sheet, and notes, $1.7 million turned out to be tied up in an illiquid investment, replacement reserves were $0, and two special assessments had been levied that year.

That's what SIRSCheck is for.

How it works

Send the documents. We'll tell you whether they're worth analyzing.

1. Send what you have

SIRS, reserve study, budget, financial statements, assessment notices, board notices — whatever the association or seller gave you.

2. We check it free

If the documents don't contain enough information to produce a useful report, we tell you what's missing.

You don't pay anything.

3. Get the report for $49

If there's enough to work with, we calculate the likely five-year cash exposure for your unit and show where every number came from. Read the full process →
