Why this exists.
Florida's post-Surfside reserve laws produced a lot of dense, document-heavy paperwork and a short statutory window to read it in. We built a method for reading that paperwork fully and tested it against ten real, public Florida SIRS reports, reserve studies, and audited financials before offering it to anyone.
What we found, testing against real documents
All ten produced a dollar figure a buyer would want to know and a skim of the summary page would have missed: a $1.7 million assessment already approved against $0 in reserves, a $5.3 million funding gap behind a 5% dues increase, fourteen roofs with a year of life left, a $2 million fund balance that was mostly not cash. That's the method this product runs on.
What we are and aren't
We aren't a law firm, an engineering firm, or a reserve-study provider. We read the documents those firms and your association already produced, and we do the arithmetic a short review window doesn't leave time for.
