FAQ
Questions buyers ask us.
What's free and what costs $49?
The document check is free: you upload what you have, and we tell you whether there's enough information to calculate a useful five-year exposure for your unit. If there is, the full report is $49. If there isn't, you pay nothing and we tell you what's missing.
Is this a reserve study?
No. A reserve study is produced by a licensed engineering or reserve-study firm on behalf of the association. We read the reserve study (or SIRS, or financials) the association already produced and translate it into one number: what it means for you as a buyer.
Do you already have my building's documents?
No. We start with the documents you send. Florida associations post their records to password-protected owner portals, so the buyer or their agent is the one who has them during the review window.
Will my realtor or the seller get a copy?
No. The report goes only to the email address you give us.
What if the board hasn't done a SIRS yet?
Send whatever you do have — a reserve study, the budget, recent financials, assessment notices. If that's enough to calculate a real number, we'll say so. If it isn't, we'll tell you which document would close the gap rather than guessing.
How long does it take?
The free check usually comes back within a day. The full report typically takes 48 hours from payment.
What if I don't like what the report says?
If we make an error in reading your documents, email us and we'll fix it. If the report tells you something you didn't want to hear, that's the association's numbers, not ours.
Is this legal advice?
No. Nothing in a SIRSCheck report is a legal opinion, an engineering report, or a substitute for your own statutory review period. It's a plain-English read of documents the association already gave you.
